What Are Short-Term Rentals?
Owners must adhere to laws defining their obligations to the state, guests, and society.
Registration: Register your property in the Short-Term Rental Registry of the Independent Authority for Public Revenue (AADE) and obtain a Property Registration Number (AMA) before listing on Airbnb or similar platforms
Income Reporting: Declare bookings and income according to AADE deadlines.
New Obligations Starting October 1, 2025
The updated regulations impose stricter requirements for all short-term rental properties:

Additional Measures & Restrictions
Ban on New Short-Term Rentals: In areas with significant housing shortages, such as central Athens, new licenses are suspended.
Inspections: Joint teams from the Ministry of Tourism and AADE will conduct on-site inspections.

Assess Property Condition: Ensure proper lighting, ventilation, air conditioning, and fire safety measures.
